§ 01 — About DUMBO
DUMBO — Down Under the Manhattan Bridge Overpass — is the compact riverfront neighborhood wedged between the Brooklyn and Manhattan Bridges. Its 18 blocks hold converted cardboard, paint, and soap factories from the 1890s–1920s, now among Brooklyn's most valuable residential addresses.
Brooklyn Bridge Park, which opened in phases starting 2010, transformed the neighborhood by reclaiming the waterfront piers. Piers 1 through 6 now hold beaches, soccer fields, basketball courts, Jane's Carousel, and a floating pool. The Empire Stores conversion (2017) added retail, office, and the Time Out Market food hall to Water Street.
DUMBO's street grid is irregular and interrupted by the bridge approaches — which is part of its aesthetic appeal. Belgian-block paving on Washington, Water, and Adams Streets remains largely intact. The F train at York Street and the A/C at High Street provide direct Manhattan access; the new NYC Ferry East River route stops at Fulton Ferry Landing.
